Project Details

CHALLENGE

The Client acquired warehouse space located in Rosedale, Maryland to partially renovate the space to increase capacity and functionality. The renovations were separated into two phases.

  1. Phase I: security, safety, cleanliness and general use.
  2. Phase II: HVAC and warehouse pressurization for odor control, racking, and space planning needed for additional employee occupation.
SOLUTION

TAI provided support to execute the overall project management, construction management purchasing, and contracting activities needed to finish the renovations within an aggressive schedule that would allow the Client to begin moving product into the space within two months. The project required engineering, design and additional scope development to address all the project requirements. The project execution support included, but was not limited to the following:

Project Engineering / Management

  • Daily oversight of the project administration
  • Project scoping and coordination with the Client
  • Coordination and communication with possible vendors
  • Project schedule management
  • Cost / budget management
  • Supported the Client’s project team
  • Provide project closeout documentation

Construction Management

  • Assisted with scheduling, planning and communicating to all necessary groups
  • Provided subcontractor scope walk-thru, selection and management as needed
  • Provided risk prediction and work permit support throughout the duration of the project
  • Enforced and coach contractors to project safety rules
  • Assisted contractors through scope / design questions
  • Reported and escalate issues to the team
  • Provided auditing and verification checks on the subcontractor’s work
  • Provided presence at construction site, provide pertinent progress reporting
RESULTS

TAI provided a Senior Project Manager with Construction Management experience to support the project scoping, construction contracting and related tasks by working with the Client, vendors, suppliers and subcontractors selected/designated by TAI and the Client. TAI also monitored and maintained safe contractor installation activities. The areas of responsibility included on-site interfaces with subcontractors and the Client’s personnel, provision of technical guidance and information, subcontractor tracking and expediting, initial approval of contractor and supplier invoices, shop drawing review and additional tasks as listed above. Total project duration was 12 weeks.
