The Client is a real estate investment trust that invests in office buildings, mostly in the suburbs of the Washington, D.C. metropolitan area. It primarily leases to the U.S. government or companies in the arms industry.

Project Details

TAI worked as the mechanical and electrical consultant on the tenant improvement design of 125,000SF of commercial office space. The space included 17 data centers with generator-backed power distribution and chilled water plant. The building contained multiple video teleconferencing rooms, open and enclosed office space for computer-intensive usage, and a complete interior and exterior security system. The entire building was constructed to ICS 705-1 Physical and Technical Standards. The project is currently seeking LEED Gold certification.

TAI served as the MEP and Fire Protection engineer, subcontracted through the Architect.  TAI performed all aspects of the mechanical and electrical design, as well as some structural engineering analysis.  TAI coordinated with the government’s security and IT personnel to provide design of the necessary infrastructure related to the perimeter security fence and building access control point, including CCTV, Intrusion Detection, and Access Control.

  • Main entrance visitor control point including magnetometer, x-ray machine and turnstiles
  • Main communication center and multiple red/black transport closets on each floor of the building
  • Main security equipment room and security equipment rooms on each floor of the building
