TAI completed the design and fundamental commissioning for a new 5-story 150,000 SF core and shell office building located in the National Business Park in Annapolis Junction, MD. The mechanical design included two dedicated outdoor air packaged rooftop units and an air cooled chiller to handle the sensible load of the building. The spaces were served by chilled water cooled DOAS terminal units.

After the completion of the construction phase of the project TAI’s commissioning team worked with the controls contractor, mechanical contractor, and building owner to test the control system and ensure it met the design intent. TAI also worked with the electrical contractor to commission the lighting controls and life safety generator. TAI’s mechanical, electrical, fire protection and commissioning engineers helped the building owner achieve a LEED Silver Certification through the USGBC.
