The Client, a global pharmaceutical firm, provides technologies, development, drug manufacturing, biologics, gene therapies and consumer health products.

Project Details

TAI’s Pharma Client was on an active, aggressive construction schedule and recognized that additional services would be required to deliver a fully functional Mechanical, Electrical, and Plumbing systems for this cGMP Pharmaceutical facility. The Client brought in TAI because of years of experience in Quality Assurance, Quality Control, and Commissioning in the Pharmaceutical Mechanical, Electrical, and Plumbing industries. These services would be in support of their Pharma client’s construction group who was already active in this challenging project with an aggressive construction schedule.

TAI’s first objective was to review the contract documents and implement a Quality Assurance plan which would incorporate the current status of project and to determine what would be required to insure that the Owner would meet their objectives. This Quality Assurance plan included an issues log which listed all of the deficiencies that been found prior to TAI being engaged on the project. This Quality Control issues log was then incorporated into a BIM 360 Program which notified contractors that deficiencies have been noted and were being tracked until the deficiencies have been corrected. Once the deficiencies were noted to be completed, TAI Quality Control personnel then re-inspected the deficiencies to ensure that they complied to the contract document. TAI then implemented and performed a daily walkthrough which would note deficiencies found and then these would be added into the BIM 360 Master Issues Log Program throughout the entire project. In addition, TAI QC personnel witnessed select equipment startups and contractor field tests to ensure compliance with project requirements. The team also walked down PID red line drawings to verify accuracy of the key documents.

Concurrently with the Quality Assurance Plan, TAI also developed and implemented a customized Commissioning process. This required weekly Commissioning Meetings with the entire project team to include the Owner, Validation team, Design Build Contractor’s Design team, construction team, subcontractors and suppliers. These regular meetings ensured that all parties closely coordinated their work for maximum efficiency and quick resolution of issues as they arose. The Quality Control personnel worked seamlessly with all parties to ensure that work was being performed right the first time and that any field issues were being addressed and resolved quickly. TAI’s ability to integrate Quality Control Services with the entire Commissioning process on this complex project resulted in high Customer satisfaction, quality workmanship, efficient building system operations, small closeout punch list, and effective turnover of the building to Facilities personnel.
